Priory Gate is capable of undertaking any type of project, and working within most types of contractual framework.

We have successfully carried out projects in most market sectors, in the new build, refurbishment and fitting out categories.

Various styles of contract have been used for these projects, including standard JCT 98 contracts, either with or without Contractor Design.

In contracts where we are required to be responsible for design, we use designers that are known to us, and have a strong background in the particular sector.

We involve the designers during the tender or negotiation phase, ensuring that they are given a clear brief regarding the definition of their role.

Because we are still a young, ambitious company, we operate with a degree of flexibility which allows us to swiftly respond and adapt to any changes. We work with like minded professionals, and value meaningful, prompt input.

GMP Contracts

We have found recently in particular that Clients wish to procure their project on a GMP basis. In order to ensure this scenario is successful for all parties, we try to encourage an early involvement in the initial design concept. This allows us to fully understand the Client Brief and appreciate the design development process. Working closely with the Client’s Quantity Surveyor, we are able to set a realistic budget using an ‘open book policy’ whilst design is progressing, thereby allowing a quick start whilst guaranteeing value for money to the Client.

We have successfully delivered a number of projects on this basis, having formed a strong working relationship with the Quantity Surveying division of Riley Consulting. We believe this approach could become very popular, and would be delighted to provide further information if required.
